At Thanksgiving, our team reflected on all the reasons we should be thankful this year. Good health, the quality of life we enjoy here on the Emerald Coast and the beauty of our community. And, in 2011, we can truly be thankful for a revitalized real estate market!
Rosemary Beach is ending 2011 much like it started…with a bang! We ended November with year-to-date sales of more than $82.8 million. That’s an 80% increase over last year, with an average sales price of $1.48 million, and average price per square foot of $515.
Have we seen the bottom of the market? I think so. When you compare our performance this year with Rosemary Beach sales in the PEAK sales year of 2007, we are more than back in the game. In 2007, the average sales price in Rosemary Beach was $1.895 million, and $1.04 million for all of Scenic 30A. Our lowest sales price this year is up 52% compared to our most depressed price in 2010.
In addition, our inventory levels are the lowest they have been in six years. That means, if you are a SELLER, it’s the PERFECT TIME to give us a call. During the Thanksgiving holiday weekend, we conducted a very successful home tour --featuring 8 of our Rosemary Beach residences. We estimate that more than 50 people visited each home and the response was very positive. People love to visit our homes! The tree lighting was very well attended and our Town Center was packed! Santa knew most of the children and whether they had been “naughty or nice.” The Merchants had wonderful bargains for “Black Friday” sales and they were very busy!
